The British government has confirmed a £4.7 billion programme designed to help 70,000 first-time buyers enter the housing market, introducing government-backed equity loans and substantially lower deposit requirements. Announced in the Autumn Budget on 28 October, the Your First Home scheme forms part of wider efforts to improve housing affordability and stimulate residential construction across England.

Eligible buyers will be able to purchase newly built homes with deposits starting at 2.5% of the purchase price, supported by government equity loans covering 20% of the property's value. The loans will remain interest-free for five years, with interest charges gradually introduced afterwards. Household income limits will be set at £110,000 outside London and £140,000 within the capital, alongside regional property price caps intended to target assistance towards qualifying buyers.

The programme is scheduled to open for applications in February 2027, with the first loans expected from April. Developers participating in the scheme will contribute towards its costs, while Homes England will initially oversee delivery. The Budget also includes an additional £1.5 billion for social and affordable housing, supporting the construction of approximately 10,000 homes and taking the government's ten-year investment commitment beyond £40 billion.

The measures seek to address the financial barriers facing prospective homeowners while providing support for housebuilders struggling with elevated costs and weaker demand. Lower deposits may bring ownership within reach for more households, although the ultimate impact will depend on mortgage affordability, developer participation and housing supply. The scheme therefore represents both a demand-side intervention and an attempt to encourage further residential development.
