Britain Mobilises Capital For Family Rentals

Britain's National Housing Bank has committed up to £70 million to a new investment fund designed to accelerate construction of professionally managed family rental homes. Announced on 2 November, the investment will support a partnership between Fiera Real Estate and residential developer Packaged Living, with ambitions to establish a housing portfolio worth more than £1 billion.
The Fiera Real Estate Single Family Housing fund, known as FRESH, has secured £200 million in investment capacity, including an initial £51 million commitment from the government-backed bank. A further £19 million will become available as the fund expands. The investment vehicle will work with housebuilders and developers through agreements that commit capital to properties before completion, helping projects secure financing.
The strategy focuses on newly built family homes in locations where rental demand exceeds available supply. Unlike traditional residential development models that depend on selling individual properties, the fund will retain homes as professionally managed rental accommodation. Institutional investors will provide capital alongside public funding, creating an investment structure intended to support housing delivery while generating long-term rental income.
The initiative illustrates the growing role of institutional capital in addressing Britain's housing shortage. By providing funding earlier in the development process, investors may help housebuilders advance schemes that would otherwise face financing constraints. However, expanding rental supply will also depend on land availability, planning approvals and construction costs. The National Housing Bank expects the partnership to demonstrate how public investment can attract substantially larger private commitments into residential development.
