Spanish hospitality group RIU Hotels & Resorts has acquired the historic Grand Hyatt Barcelona, marking its first property investment in the Catalan capital after more than a decade of searching for a suitable opportunity. The 465-room hotel, formerly known as Hotel Princesa Sofia, was purchased from Blasson Property Investments and BNP Paribas Asset Management Alts for an undisclosed amount.

Located in Barcelona's Les Corts-Pedralbes district, the property occupies a prominent position near Camp Nou and Avenida Diagonal. The 19-storey hotel includes extensive meeting and event facilities and has undergone significant renovation since its previous owners acquired it in 2023. RIU will assume management on 1 April 2027, incorporating the building into its Riu Plaza urban hospitality brand.

The acquisition reflects growing competition for established hotels in Barcelona, where planning restrictions limit opportunities for new developments. The city's efforts to control tourism accommodation, including plans to eliminate tourist apartment licences by 2028, have increased the strategic importance of existing hospitality properties. RIU's purchase will expand its urban portfolio to 14 hotels, complementing properties in major destinations including London, New York and Chicago.

Chief executive Luis Riu described Barcelona as a longstanding investment priority since the company launched its Riu Plaza concept in 2010. The purchase illustrates how operators are increasingly turning towards acquisitions in cities where development opportunities are restricted. For Barcelona, the transaction also demonstrates the continuing appeal of established luxury hotels to international investors seeking access to a major European tourism market.
