Tritax Attracts Global Capital Into Logistics

British property investment manager Tritax has raised £400 million in fresh institutional equity for its London Logistics Fund, pushing the investment vehicle's value beyond £1 billion. Announced on 29 October, the fundraising reflects continued international demand for warehouses and distribution facilities serving London, even as Europe's wider commercial property market faces challenging financing conditions.
The Tritax London Logistics Fund currently owns 22 assets across Greater London and is targeting a portfolio valued at £1.5 billion by 2028. Its latest fundraising attracted investors from Australia, Switzerland, Japan, Singapore, the United States and the Netherlands. International institutions now account for approximately 70% of the fund's investor base, demonstrating the appeal of strategically located industrial property to global capital.
Tritax plans to raise an additional £150 million in equity over the next 12 months to support further acquisitions and portfolio growth. Fund manager Nick Ireland said the vehicle had delivered returns above its sector benchmark during the three years ending June 2026. The strategy focuses on well-located logistics properties capable of serving businesses requiring access to London's substantial consumer population and transport infrastructure.
The fundraising comes at a time when investors are becoming increasingly selective about commercial real estate. Logistics facilities have benefited from changes in retail distribution, online shopping and the growing importance of efficient supply chains. However, competition for suitable properties and high acquisition costs remain considerations for investors. Tritax's latest capital commitments indicate that international institutions continue to distinguish London logistics assets from weaker segments of the property market, particularly where locations and rental demand support long-term income expectations.
